Not every pro athlete blows his money on coke and hookers with nothing left for retirement




Former Pittsburgh Steelers linebacker James Farrior just bought one SICK place to spend his retirement years ... a $3.8 million mansion in Houston, TMZ Sports has learned.

Sources tell us ... 39-year-old Farrior -- who made at least $35 million during his 14-year NFL career -- locked up a 10,332 square foot palace right next to a golf course.

The mansion comes with 6 bedrooms, 8 baths, an enormous wine cellar, game room, study ... and (of course) an awesome built-in movie theater.

There's also a sweet outdoor loggia -- which is an open air facade of the house that features its own fireplaces (one of four on the property).

It's good to be rich.

I have always wondered what people do with so much house. I have a fairly big house myself (not this big of course) and I don't use but maybe half of it. I can't imagine having one the size Farrior just bought. And even his is small compared to other people lol.

Congrats to him though for keeping some money around and finding himself a nice spot. I was a big fan of his and think we cut him early. He still had some football left in him.

*usually* you go from a development sized home to a custom sized home that is tailor made for functionality versus large (and often wasted) spaces - ie theater room, wine room, home centers where the parents don't care if markers go on the wall

But it's in Houston of all places!!! Frankly, you could offer me the biggest, nicest house in town and I still wouldn't want to live in Houston.

Wife and I downsized 11 years ago. Best decision we ever made. Added at least $140,000 to our net worth in the process. True, chump change comparatively speaking, but significant none the less.

My guess is no state income tax was a factor

Good point Dan. Taxes are even less in Costa Rico...

Speaking of Florida, there is an enclave that the St Joe paper company built on an inland channel behind Panama City before the real estate crash, that has amenities out the ying-yang. They installed all of the community developments before the first plot was sold, and not many were.

They include: A community house, with lounges, a hall, two kitchens, one commercial grade level, a pool, tennis courts, fitness center, olympic pool, wading pool, hot tubs, boat docks, fire ring on the point, boats, bikes, hiking and bike trails, grills, fishing pier all maintained by the St Joe Paper company, AND an airport with in 3 miles. You can probably get one of these $400,000 lots discounted to about $80k.

They more than make up for it with some of the highest property tax rates in the country. With an average property tax of 1.81% of home value, Farrior is going to be sending a pretty hefty check to the county assessor every year for a $3.8 million home.
